add 1 for the drunken homeowner b!tching fest.:D
congrats welcome to being broke and drinking cheap beer;)
I was told by several people to buy all the toys I wanted and have them paid off before buying a house, becase once you buy the house ALL of your cash for a LONG time goes to the stupid house.
Well thats what I did, and they were all correct. I cant even afford the spare cash to pay attention right now thank god all my toys are paid for otherwise I would be way up chitcreek.

It's not until you buy your first house that you know what house poor is.
I only have 120 months until she's mine.

Don't feel bad, I bought a boat, a harley, and a truck before I bought my house.
If you have any questions concerning remodeling.............the answer is to just leave well enough alone.
If you must make changes use this formula
Take your estimated cost to complete your project, add 10% more for extras you may run into then.................
Double that number and you may be somewhere close to what you thought it would cost.
Example...........new kitchen..........10,000 + 10% =11,000 X 2 = 22,000.
Oh yeah congrats on the house....

I like that formula. I'll keep it in mind. Hopefully there are no big projects/renovations/updates to be done. I went smaller and newer vs. bigger and older. So my improvements are limited to maybe painting a room here and there.

Yeah I tried smaller and new too...it didnt work
dont forget to add at least 5k watts of halogen flood lighting complete with photocells for late night football games in the yard and also warding off stray cats.
Then the state of the art security system that when breeched makes the entire county think a UFO has landed at your place.
You will also need a fully stocked outside tiki bar complete with torches and island music....THIS IS A MUST and should be top priority.
while your adding a tiki bar may as well add a pool to give it full effect...since you now have a pool go ahead and close off the tiki bar area and add a hot tub so you can enjoy the water year round.
of course Sarah will be doing ALL the cooking so she will need a bigger kitchen so go ahead and knock down that wall to the spare bedroom that you wont ever use for anything accept piling junk that you dont want anyone else to see.
If you ever expect any of your buddies to come over you will definately need a flush mounted flat sceen minimum 70" in the living room for watching football and Miami Vice, and no episode of miami vice would be complete without a thundering bazzillion watt surround sound system, face it boats are loud...they need to be loud on TV too.;0
this should keep you busy for a few weeks, when you are all done post pics for final approval by the Island Pirates crowd. From there we will give you a new list of mandatory improvements.
